What types of Custom Groups can I create?

Step-by-step instructions on how to build the most effective Custom Groups

Custom Group with certain amenities included/excluded

Did you know you can filter for amenities by creating a custom group from the Supply download? The Supply CSV Export contains more specific information per each listing that can be organized, sorted, and filtered to your needs. From the Supply tab, follow these steps:

  1. Hit EXPORT CSV and open the file in Excel.
  2. Side scroll until you find column AT with the “amenities” heading. Click on the AT to select the entire column. 
  3. In the header bar, go to Data → Filter, then you can make navigation easier by going to View → Freeze Panes → Freeze Top Row. 
  4. Next, click on the drop down arrow to the right of “amenities” to open the filter options. Type in the amenity or amenities you would like to filter for, for example “POOL” and select OK. Only listings with pools will be viewable now. (You can also exclude amenities, by using the “Text Filters” → “Does Not Contain” option).
  5. Then, side scroll to the left until you get to column AD or “url”. Select the top listing url, then CTRL+ SHFT+DOWN to select the entire column. 
  6. Ctrl+C to copy these urls!
  7. On your Dashboard under your Account settings in the top right corner, select the Custom Groups option. 
  8. Use Ctrl+V to paste these urls in the box (up to 1,000 at a time, then you can merge them). Name the group with alphanumeric characters to fit the filters you applied for this particular custom set (in this case, Pools).
  9. Hit SAVE GROUP and you will now be able to select this custom set under the Listings Group field on the left Dashboard panel to analyze more granular pricing and occupancy data. 

Remember that only the professionally managed listings will be successfully incorporated into the group, so you may see an Error notification that irrelevant data was excluded, but just reach out to us to include them!

 

Custom group filtered for bathroom count

Did you know you can filter for bathroom count by creating a custom group from the Supply download? The Supply export contains more specific information per each listing, that can be organized, sorted, and filtered to your needs. From the Supply tab, follow these steps:

  1. Hit Export CSV and open the file in Excel. 
  2. Side scroll until you find columns AQ and AR, or “bedrooms” and “bathrooms”. Select both columns by first clicking on AQ and dragging over to AR, then releasing. 
  3. In the header bar, go to Data → Filter. Then, to make navigation easier, you can go to View → Freeze Panes → Freeze Top Row.
  4. Next, click on the drop down arrow to the right of “bedrooms” to open the filter options.Type in the bedroom count you are interested in analyzing, for example 3. 
  5. Then, click on the drop down arrow next to “bathrooms” and select the bathroom count you want to analyze in relation to the bedroom count you have already selected, for example 2. Only properties with 3BR/2BA will be viewable now.
  6. Then, side scroll to the left until you get to column AD or “url”. Select the first listing url at the top, then CTRL+SHFT+DOWN to select the entire column. 
  7. Ctrl+C to copy these urls!
  8. On your Dashboard under your Account settings in the top right corner, select the Custom Groups option. 
  9. Use Ctrl+V to paste these urls in the box (up to 1,000 at a time, then you can merge them). Name the group with alphanumeric characters to fit the filters you applied for this particular custom set (in this case, 3Bed2Bath).
  10. Hit SAVE GROUP and you will now be able to select this custom set under the Listings Group field on the left Dashboard panel to analyze more granular pricing and occupancy data. 

Remember that only the professionally managed listings will be successfully incorporated into the group, so you may see an Error notification that irrelevant data was excluded, but just reach out to us to include them!

 

Custom group for a unique geographic area or a precise location

Did you know you can filter for narrowly defined regions by creating a custom group from the Supply download? This is especially helpful if the zip code delimitations in your market are not relevant to your analysis, or you would like to monitor a more specific area of interest such as a coast, a street, or even a building structure. The Supply export contains more specific information per each listing, that can be organized, sorted, and filtered to your needs. But first, we will need to use this website https://boundingbox.klokantech.com/ to determine the coordinates for your area of interest. Follow the link and then follow these steps:

  1. Type in your Market/City and the map will display its geographic overview. Zoom in to your preference, manipulating the borders of the square outline to include only the area you want to analyze. The more precise you are, the better! 
  2. When you are satisfied with your square outline, in the bottom left corner there is a pop up menu with different formats to read the coordinates. Select CSV RAW. 
  3. Copy and paste these values to a secure location, or leave this website up as we move to the Dashboard.


  4. Now, click on EXPORT CSV from the Supply tab, and open the file in Excel. 
  5. Find columns C and D with the “lat” and “lng” labels. Select them both by clicking on the C and drag over to D, then release. 
  6. In the header bar, go to Data → Filter. To make navigation easier, you can go to View → Freeze Panes → Freeze Top Row.
  7. Next, click on the drop down arrow to the right of “lat” to open the filter options. Scroll down to Number Filters → Between. 
  8. Now go back to the coordinates from BoundingBox. The 2nd and 4th numbers are the latitudes. You need to paste the lower of the 2 latitudes next to where it says “is greater than or equal to”, and the higher latitude goes next to “is less than or equal to”. Be extra careful here! 
  9. Select OK when done, and then repeat the process on column D, “lng”, using the 1st and 3rd coordinates from BoundingBox as the lower and upper longitudes.
  10. When done correctly, only the listings within the coordinates you defined will be viewable. Side scroll to the right until you get to column AD or “url”. Select the top listing url, then CTRL+SHFT+DOWN to select the entire column. 
  11. Ctrl+C to copy these urls!
  12. On your Dashboard under your Account settings in the top right corner, select the Custom Groups option. 
  13. Use Ctrl+V to paste these urls in the box (up to 1,000 at a time, then you can merge them). Name the group with alphanumeric characters to fit the custom area you defined (in this case, Beachfront).
  14. Select SAVE GROUP and you will now be able to select this custom set under the Listings Group field on the left Dashboard panel to analyze more granular pricing and occupancy data.

Custom group for best reviewed listings

Did you know you can filter and track the top-performing listings in your market by creating a custom group using Review Scores?

Checkbox Method:

1. Under Custom Groups in your Account Settings menu, go to the "Listings Selection" subtab

2. Click on the "Review Score" heading to sort the listings from High to Low. (You can also pull out the filter panel using the top left corner arrow on the webpage, to select from a more granular pool of listings)

3. Use the checkboxes to select all the listings up until the bottom limit review score you wish to analyze (will vary).

4. Use the header buttons to name a new group or add to a pre-existing group.

5. Group will now appear under My Groups as well as "Custom Group" filter in the leftside panelnew-group-gif

URL paste method:
  1. First go to the Listing Level View of your Dashboard. 
  2. Then you can apply the filters that are relevant to the type/location of listings you want to analyze. For this example, let's look at all the 4 bedroom units in the market. 
  3. Download the chart by hitting the export button in the top right corner and open it in Excel.
  4. Find column F (“review_score”) and click on the F to select the entire column. 
  5. In the header bar, go to Data → Filter. 
  6. Click on the drop down arrow next to “review_score” and click “Sort Largest to Smallest”.
  7. Now you must decide the score delimitation for high performing listings. Let’s use 4.5 and up for this example. Scroll until you find the row of the lowest 4.5 score. 
  8. Select the cell directly to the right of the score that contains the url (Column G). 
  9. Hit CTRL+SHFT+UP and then Ctrl+C to copy all these urls. 
  10. On your Dashboard under your Account settings in the top right corner, select the Custom Groups option. 
  11. Use Ctrl+V to paste these urls in the box (up to 1,000 at a time, then you can merge them). Name the group with alphanumeric characters accordingly (in this case, 4 Bed Top Reviewed).
  12. Select SAVE GROUP and you will now be able to select this custom set under the Listings Group field on the left Dashboard panel to analyze more granular pricing and occupancy data.

Remember that only the professionally managed listings will be successfully incorporated into the group, so you may see an Error notification that irrelevant data was excluded, but just reach out to us to include them!

 

Custom Group for luxury listings

Did you know you can filter and track the top-grossing “luxury” listings in your market by creating a custom group using ADR limits?

  1. First go to the Listing Level View of your Dashboard. 
  2. Then you can apply the filters that are relevant to the type/location of listings you want to analyze. For this example, let's look at all the 4 bedroom units in the market. 
  3. Download the chart by hitting the export button in the top right corner and open it in Excel. 
  4. Find column J (“adr”) and click on the J to select the entire column. 
  5. In the header bar, go to Data → Filter. 
  6. Click on the drop down arrow next to “adr” and click “Sort Largest to Smallest”.
  7. Now you must decide the price delimitation for what you consider luxury-priced for the bedroom count you are analyzing in your market. In this example, let’s use $900 ADR for 4 bedroom units in Big Bear as the low bar for luxury. Scroll down until you find the last row matching near 900 ADR. 
  8. Then, while scrolling to the left, find and select the cell on the same row that contains the url (Column G). 
  9. Hit CTRL+SHFT+UP and then Ctrl+C to copy all these urls. 
  10. On your Dashboard under your Account settings in the top right corner, select the Custom Groups option. 
  11. Use Ctrl+V to paste these urls in the box (up to 1,000 at a time, then you can merge them). Name the group with alphanumeric characters accordingly (in this case, 4 Bed Lux).
  12. Select SAVE GROUP and you will now be able to select this custom set under the Listings Group field on the left Dashboard panel to analyze more granular pricing and occupancy data.
